Asphalt Resurfacing: Extending the Life of Your Pavement

A worn asphalt surface does not always mean the entire pavement system needs to be replaced. In many cases, resurfacing can provide a practical way to improve appearance, restore function, and help extend pavement life, especially when the base below is still in serviceable condition.
Asphalt resurfacing is the process of placing a new asphalt layer over an existing paved surface. It is often considered when the top layer has begun to show wear, but the deeper structural components have not completely failed. This can be a useful option for parking lots, private roads, drive lanes, and other paved areas that have aging surfaces.
Property owners should understand that resurfacing is not just about making pavement look newer. It can also help create a smoother driving surface, improve water runoff when properly designed, and address surface-level deterioration before it becomes more severe. However, resurfacing only works well when the existing pavement is properly evaluated first.
Some common conditions that may indicate resurfacing should be considered include surface cracking, minor potholes, raveling, fading, rough texture, and repeated surface patching. These signs may suggest that the top layer of asphalt is deteriorating from exposure, traffic, and age.
Before resurfacing begins, the existing pavement should be reviewed carefully. Areas with deeper failure may need repair first. Drainage must also be examined, because placing new asphalt over a poorly draining surface may allow the same problems to return. If water continues to collect or seep into the pavement system, the life of the new surface may be shortened.
It is also important to distinguish resurfacing from full replacement. Resurfacing is generally more appropriate when the damage is limited mostly to the upper layer. If the pavement has severe alligator cracking, base failure, major settlement, or widespread structural deterioration, full replacement may be the better long-term solution.
When properly planned and installed, resurfacing can help protect the pavement, improve usability, and delay the need for more costly reconstruction. Like other building and site components, pavement performs best when maintenance decisions are made early rather than after conditions become extensive.
